    7. Upload a Notice in the prescribed format (File Size < 150 Kb) and proceed.
    8. Choose the mode of fee payment (Cash Payment / Money Order / e-Payment) and submit the application accordingly.
    9. Attend the scheduled appointment at the Sub Registrar’s office with all necessary documents.
    10. Complete the formalities at the Sub Registrar’s office, including verification by the official.

Instruments of gift of immovable property.

  • Non-testamentary instruments creating, declaring, assigning, limiting, or extinguishing any right, title, or interest in immovable property valued at Rs. 100 or more.
  • Instruments acknowledging the receipt or payment of consideration for such rights or interests.
  • Leases of immovable property for a term exceeding one year or reserving a yearly rent.
  • Non-testamentary instruments transferring or assigning any court decree, order, or award related to immovable property valued at Rs. 100 or more.

Exceptions :

  1. Composition-deeds.
  2. Instruments relating to shares in joint-stock companies.
  3. Debentures not creating rights in immovable property, except for security purposes.
  4. Endorsements or transfers of such debentures.
  5. Documents not directly creating rights but enabling the creation of such documents.
  6. Court decrees or orders, except those involving immovable property.
  7. Grants of immovable property by the government.
  8. Instruments of partition made by revenue-officers.
  9. Orders granting loans under specific acts.
  10. Orders under the Charitable Endowments Act, 1890.
  11. Endorsements on mortgage-deeds acknowledging payment.
  12. Certificates of sale granted to purchasers at public auctions.
  • Documents effecting contracts for the sale of immovable property are not required to be registered solely based on containing recitals of earnest money or purchase money payment.
  • Authorities to adopt a son, executed after January 1, 1872, must also be registered if not conferred by a will.
